We would like to provide a high level process for buyers and custom builders.  We have had this question ask many times, so we hope you find it helpful in searching for your home.

 
Buying a home that is already constructed has less pain, but you give up some of your personal preferences.
  • Before you ever start looking, if you are serious about buying, go to your favorite financial institution and pre qualify for a loan.  This will help you stay focused on those within your price range.

  • Deal with a licensed contractor.  Those that are not licensed are not only operating illegally, they do not have your interest at heart.

  • Pricing is based on price per square foot of heated space.  Check the detail in workmanship before you buy.

  • Be prepared to make a deposit when signing a purchase agreement.

 
Custom homes tend to cost more because you are going to design a home more to your personal preferences.
  • Before you ever start, check with your financial institution to see what price range you pre qualify for. 

  • Start with a professionally designed set of plans, your contractor can assist with this process.

  • Construction financing can be provided by the contractor or the homeowner.  Custom homes can be built on property owned by the contractor or the homeowner.

  • A licensed contractor will have you sign a contract; it is for the benefit of both the contractor and homeowner. 

  • A down payment is required on a custom home, it will vary from 5% to 10% and this money will come back to you at closing.

Professional design services are available for the selection of interior and exterior colors and products: flooring, lighting, countertops, fixtures, etc.
